We are glad to share our 2023 financial year results. Thank you to all customers, investors and the entire Hepsor team in Estonia and Latvia for a successful year! 🔹 The consolidated sales revenue was 41,1 mln €. The net profit was 3.5 mln € (including a share of 1.2 million euros for the parent company's owners). 🔹 In 2023, the group completed 4 residential property projects in Estonia and Latvia and handed over 274 new homes. 🔹 As of the end of 2023, we have a total of 4 residential property projects under construction in Estonia and Latvia, in a total of 329 new homes. 🔹 We added over 40 000 m2 of new commercial space to our development portfolio. 🔹 We entered the Canadian market and made two investments together with our Canadian partners. 🔹 In 2024, we plan to start the construction and sales of the former Baltic Cotton Spinning and Weaving Factory into an energy-efficient Class A apartment and commercial building and Ulbrokas 34 commercial building and Zala Jugla apartment building in Riga. Hepsor's Canadian subsidiary made its first investment in the Canadian real estate market. A property suitable for residential development was purchased in Toronto together with Canadian partners. The goal of the first phase of the acquired development project is to increase the construction volumes of the property from 27,000 m2 to ca 53,000 m2 and to obtain construction rights for the creation of two apartment buildings. Hepsor started developing its Canadian business line in the spring of 2022. Within a year, a network of cooperation has been built in Canada, from legal and financial advisors to banks, market analysis and brokerage companies. In addition to this project, three other similar development projects in Toronto and Toronto suburbs are currently under preparation in Canada. See further news: https://lnkd.in/danCNu7V

We are glad to announce that Hepsor signed a contract worth EUR 5.2 million with the real estate fund East Capital Real Estate IV for the sale of StokOfiss U30 commercial building in Riga. StokOfiss U30 is a multifunctional stock-office type commercial building with a rental area of 3,642 m2, which has been 100% leased since the building's completion in October 2022. The transaction activity of the commercial real estate market in the Baltics is relatively low as of today, which gives us all the more reason to be proud that we have succeeded in developing an attractive commercial building that offers good returns both to us as sellers and to the East Capital group as an experienced commercial real estate manager.
