There is a useful utility room with large, heated linen cupboard off the kitchen. Upstairs is a landing with exposed beams and storage cupboard. There are two double bedrooms, each with views and exposed beams the master bedroom also having bathroom facilities. The main bathroom offers WC, basin and bath and even this room has exposed timbers and views. Externally, there is a Laundry room which has space and plumbing for white goods. SELLER INSIGHT My husband and I moved to this magical place thirty-seven years ago, and I can honestly say that we fell totally in love with it the very first time we came to take a look, and that’s a feeling that has never left us,” says Felicity. “I remember that day like it was yesterday. We made our way along the long and winding track, and there before us was a barn that was in ruins and a rundown house which hadn’t been lived in for sixteen years – back then it had an earth floor, no heating or hot water and it was festooned with ivy; at the time I likened it to Sleeping Beauty’s castle. To make matters worse, it was a thoroughly miserable day. I suspect we might have left, but all of a sudden the clouds lifted, the sun shone and this magnificent view of the valley and the hills beyond opened up before us. It was quite extraordinary; the whole place lit up and I’d say that it was at that very moment we knew we’d found what we’d been searching for.” “We bought a caravan, parked it up next to the ramshackle buildings and spent two years restoring the house and rebuilding the barn. We’ve poured so much love into this place and we tried to tread ever so carefully when it came to restoring both of these lovely old buildings. We’ve transformed them into comfortable homes with all the mod cons one might expect, but at the same time we’ve retained every bit of their original character and charm.” “The property sits high on a hill just outside of the south-east corner of Snowdonia. It’s a special place forged by nature, and it’s a place that allowed our four children to enjoy a truly idyllic upbringing. They would spend hours tearing around the garden and grounds, getting muddy and gently turning brown in the summer sun. It was a joy for us to watch and we now have so many wonderful memories. We’ve also been able to establish a phenomenally successful holiday letting business here. The barn and two cottages that we also had beautifully converted, as well as the indoor swimming pool, sauna and squash court – my husband is mad about squash – have attracted guests from far and wide, many of whom return year after year. We also have spectacular grounds that extend to around two and a half acres, and nine years ago we purchased the adjacent area of woodland (available by separate negotiation); the whole property is wonderfully peaceful, but then walk into the woods and you experience an even deeper peace. It’s all so beautiful, but it needs to be seen and experienced to be fully appreciated.” “The whole house is just beautiful, very light and bright and full of character and charm. There are beams throughout, some of which are old ships timbers, and we have a particularly impressive inglenook, and the thick stone walls keep the whole house warm and cosy in winter and wonderfully cool in summer.” “The property nestles in a glorious and blissfully quiet south-facing position with stunning views of our valley in the beautiful mid-Wales hills, but we’ve never felt isolated. There are endless outdoor activities to enjoy locally, we’re half an hour from some of the most beautiful beaches and the bustling town of Newtown is also just a thirty-minute drive from here.” “It wasn’t a conscious decision to make this into an eco home, but over the years we’ve dug a well and a borehole so we now have very pure and very soft unchlorinated water, we have a log-fuelled biomass boiler, which is really efficient and does all the heating and hot water, and we also have forty-eight solar panels, so we’re really quite self sufficient.” “My husband and I are about to retire and that is why we’ve taken the utterly heartwrenching decision to sell the property,” says Felicity. “We’re still deeply in love with this magical place, so we won’t be going far, but it’s time for someone else to enjoy and perhaps build on what we have created in this little slice of paradise.”* * These comments are the personal views of the current owner and are included as an insight into life at the property.
