The Old Parsonage A sweeping driveway leads through the grounds studded with azaleas, acers, apple, light woodland and lawns to arrive at the front of this magnificent Cob home that was brought back to life in the 1980’s, having been once the former seat of a local Squire. The house and cottage were extensively renovated and in part carefully remodelled, to provide homely living and that is reputedly to be at least in part from C17. Set adjacent to the splendid Winkleigh Village Church and a short walk to the bustling village centre with its pubs, butchers, local store, vet, doctors surgery, Primary school, garage and village hall and sports fields it feels very much on its own and once again offers scope for updating. Opening the part stained glass oak front door and stepping on to the sate floor one is greeted by a fine reception hall and you then realise this home is really quite special. A delightful double aspect morning room with plank floor is found immediately on the left with its shuttered windows, Minster stone fireplace and views across the front lawns and on the side, towards the barn. The slate floor from the hall extends into the large study off which is a double aspect office with its own door to the grounds at the front and another that opens into a boiler room, housing an oil fired boiler and in turn opens up onto a covered walkway connecting the courtyard and Bed and Breakfast accommodation to the main grounds and driveway. The dining room is an impressive room with an equally impressive raised inglenook fireplace with substantial bressummer and exposed stone walling which houses a large wood burner not currently used. The former owner of The Old Parsonage used this as their sitting room so if more spacious living is required then what the current Vendor uses as the snug heavily beamed double aspect sitting room with its doors to outside, would easily lend itself to be used as a dining room. The kitchen again enjoys slate flooring and has an inset Belfast sink in a pine dresser base complemented with chunky butcher blocks with drawers and storage with space from free standing cooker. The main staircase to the first floor is found off the reception hall which unusually has two granite steps starting it off. Halfway up the stairs is a wonderful leaded light window and at the top where the landing splits in two is found an unusual mullioned window. All the principal bedrooms enjoy views across the gardens to the front taking in the mature acer and rhododendrons. Four of these rooms are double, three of which are of an exceptional size, one benefiting from an en suite, whilst the others have the choice of either a bathroom or shower room. There is a connecting door into a large landing off which are two lovely bedrooms both with ensuites that are currently used as Bed & Breakfast accommodation although easily could be used as part of the main house. Stairs lead down to a recently recarpeted large split level hall off which is found bedroom 8 with ensuite and approached through its own reception room. A door leads from the hall to the courtyard and thus provides a separate access for those staying for Bed and Breakfast.

The property details were faxed over to me from the agent and I was excited by what I could see, so I immediately made an appointment to come along for a look first-hand. I will always recall the drive down on a cold, crisp December day with hope in my heart that the property could become a fabulous Bed & Breakfast. We came in through the gates and headed down the drive past the incredibly old trees to be met by the sight of this amazing house and I knew that this was The One. It was old and tired and the thatch needed repairing but when I saw the cottage and the barn, that was it; my mind was made up,” says the owner. “The location is fabulous as everything we need is easily accessible. There are two local pubs and an independent butcher, along with a Post Office and Londis store in the village. There’s something for everyone here with a plethora of clubs to join, as well as two village halls, a local florist, tearoom, and a vet all within the village square. It’s an incredibly friendly place and there is always someone to say hello to.” “The garden is spacious enough to accommodate a marquee on the lawn and lends itself perfectly to small weddings or functions as the church is just behind us. The Barn is crying out for use with its beautiful old timber and it would make a great house or even somewhere for artisans to work from. The grounds have seen many parties over the years and children have enjoyed the freedom to run wild safely. The cottage garden is a real hot spot and it’s private and secluded with a grape vine on the back wall. Shrubs burst into life in spring, whilst the acers, rhododendrons and azaleas are at their best after the primroses, crocus, wild garlic and bluebells go over.” “The Boot Room is one of our favourite rooms as it’s bursting with quirky original features, including two handpumps and a granite trough. The former squire would be found polishing shoes in there but we have enjoyed using it as part of our entertaining space, along with the dining room. Both have seen many gatherings, some formal but many spilling out to the courtyard in the middle of the house with a BBQ going and a bottle or two,” concludes the owner.

Groom Cottage This separate thatched cottage within the grounds, sits adjacent to the church and off to one side of the house and provides ideal ancillary accommodation in the form of a kitchen/breakfast room with range of wall, floor and drawer units with associated work tops and appliances, a high ceilinged sitting room with feature fireplace and a couple of stairs leading to the long inner hall off which is found two double bedrooms and a bathroom.
