andrea@mydesignkc.com Moments when you get into the flow and it carries you effortlessly to your destination. That was the making of DesignKC. It started with a conversation between publisher Keith Sauro and I—the idea for a luxe, oversized, dedicated home design magazine. We envisioned a coffee table-style journal of the best local architecture, design, building and landscaping projects. It would be a resource for readers, shining light on locally owned businesses from pop-ups and start-ups to longestablished gems. With the look and feel of luxury, it would show all design enthusiasts how to live their best lives. Our idea has flourished. The timing of our launch—during a pandemic—could have been risky, but instead it has been rewarded. Homerelated industries are booming with business as homeowners collectively focus on improving their living situations. The market is primed with inventive reinterpretations of home. Quarantine helped us see proverbial cracks in the foundation of how (and even where) we live. Some of us flexed space to create a home office or gym, invested in an outdoor lifestyle or remodeled ineffective interiors. Others just packed up and moved, having realized they wanted to be closer to family or to find a more compatible community. began to build. Industry support has not only made this magazine possible but has filled our hearts with delight. We have been honored and humbled to be received so warmly. Many of the relationships Keith and I established during our time as a team at Kansas City Homes & Gardens magazine (which divested in 2014) remained, seemingly waiting for us to pick up the phone and start a new conversation. I’ve known many of the professionals featured in this book for about two decades. Architect Bruce Wendlandt, whose personal home you’ll see on page 64 was one of the first architects I interviewed in the early 2000s. Builder Bruce Rieke and his wife, Toni—whose latest model home is featured on page 74—partnered with us a decade ago to produce a wildly successful charity homes tour that people still remember today. Of course, a few things have changed since 2011, when my first daughter was born and I stepped back from full-time work. An older generation retired and fresh faces stepped into

new opportunities. Two-year-old architectural firm SixTwentyOne debuts with an incredible outdoor oasis on page 86. Instagram didn’t exist the last time I was at the helm of a magazine, and that beautifully visual platform has introduced me to a number of local designers, makers and artists whose work I might otherwise have missed—like the rich and earthy pottery crafted by Katherine Moes on page 43. Instagram is also where photographer Nate Sheets’ attentive eye for detail and light impressed me. His phenomenal work is featured twice in this issue. For many, the enjoyment of flipping through pages is perennial. But for those who prefer to get their information and inspiration online, we will regularly contribute to the canon of good design there too. Wherever you find us, we hope you enjoy the premiere issue of DesignKC as much as we have enjoyed producing it!

his holiday season, many people could use an extra dose of cheer. But especially the nonprofits that struggled financially in 2020 and those who rely on them. Premier builder Homes By Chris aims to help with its benefit “Home for the Holidays” showcase, November 26-28 and December 3-5 at 5743 N. Revere in Northland Kansas City’s Forest Ridge Estates. The ticket proceeds will go to support Rebuilding Together Kansas City. “Nonprofits, especially the smaller ones, were hit so hard last year,” explains Chris Ragland of Homes By Chris. “And then so many of us did not go home for the holidays, didn’t see family last year. We thought about that in putting this event together—how people will want to be out and about this holiday season and what we could do that would benefit Rebuilding Together.” Rebuilding Together helps transform the homes and lives of low-income families, seniors, people living with disabilities and veterans. Volunteers add safety and accessibility features like grab bars, tub cut-outs, brighter lighting, ramps and much more. Chris and her business partner and husband Roy Ragland’s passion for building quality homes led them to begin supporting Rebuilding Together more than 10 years ago. Both

of them have served on the board, and they and their employees have dedicated hours of labor and planning to the nonprofit. This holiday home in Forest Ridge Estates is Homes By Chris’ Winslow plan. With features like a vaulted great room, see-through fireplace to the deck and rift sawn oak cabinetry, the home has a modern mountain look. That’s turned out to be the perfect backdrop for interior designer Julia Haseltine’s woodland holiday theme using seasonal decor from Wilson Lighting. Throughout the home, you can look for surprises tucked in here and there to evoke the magic of a woodland wonderland. In addition to Julia and Wilson Lighting, many vendors have come together to donate their resources to the benefit. all us cozy. Ivy & Sparrow in downtown Lee’s Summit should be on your list of shopping destinations. Owner Melissa Wuennenburg opened the shop in 2019 as an expansion of her popular Very Violet Boutique, which is named after her grandmother. The shops carry an assortment of new and vintage items—though Ivy & Sparrow has a decidedly more Scandinavian/apothecary vibe thanks to an assortment of minimalist accessories, bath and lotion products, and pottery and gift items, many of which are made of rustic and natural materials. The merchandise in both shops arrives weekly and includes home décor in every style—including modern, farmhouse, traditional, vintage and boho— along with repurposed and refinished furniture, Amy Howard One Step Paint, Sweet Pickins Milk Paint and a variety of seasonal pieces. Many of the items are handcrafted by artisans. “I have always loved to decorate and especially love making old things new,” Melissa says. “My favorite way to make a room special is to mix vintage with new items. This creates a more interesting room, full of textures and treasures you may have gathered over time.” Ivy & Sparrow also has a craft workshop and space for pop-up shops for local artisans.

rowing Days Home boutique opened in Prairie Village in December 2019. Just three months later, COVID struck and owner Tamara Day was forced to shut it down. “People were driving through the parking lot to see if we were open, so we were able to visually see how much business we were losing,” says Kansas City’s famous home flipper and host of HGTV’s Bargain Mansions. The closure prompted Tamara to set up an online store. Those looking for the in-person shopping experience, however, will be happy to know that the brickand-mortar boutique has opened once more but moved to Corinth Square— and it’s fully stocked with art, rugs, wallpaper, decor, and gift items. A piece of advice: If you see something you like, buy it. “We don’t stock deep,” Tamara says. “We keep a smaller inventory of each item so we can have quick turnover and keep things in the shop fresh.” Items that she frequently uses on the show are available.

Hotel Kansas City, 1228 Baltimore Ave., has been renovated by Chicago-based Simeone Deary Design Group, a women-owned firm.

A

nyone who’s searched for a wedding venue knows that it can be an intense, pressure-filled process. Yet for Jake Jacobson, inspiration struck unexpectedly. While on a hard-hat tour of the not-yet-opened Hotel Kansas City as part of the hotel’s branding team, he was excited by several of the hotel’s gathering spaces, including a rooftop terrace that immerses you in the downtown Kansas City skyline. “Then we walked through the two-story ballroom and I thought, ‘This is it,’” he says. “I was taking pictures of the ballroom, the terrace, and other areas on the tour and texting them to my then-fiancée, Angelea [Busby].” Her response? An emphatic “Yes! This is our place!” And that’s how the Jacobsons found themselves making history in an already historic location. Due to some unexpected shifts in the hotel’s grand

opening timeline, as well as pandemic-induced cancellations, Jake and Angelea achieved two prized distinctions: the first guests to be married at Hotel Kansas City and the first two guests to stay there. “The hotel passed their health inspection the day before our guests started arriving,” Jake recalls with a laugh. “Everything with our wedding came together beautifully.” A thorough renovation transformed what was originally the Gothic Revival structure of the Kansas City Club into its newest incarnation: a graceful, gritty 144-room hotel that’s one of the newer additions to The Unbound Collection by Hyatt. Established in 1882, the Kansas City Club functioned as one of the region’s most exclusive social clubs. An impressive membership roster included Harry S Truman, Dwight D. Eisenhower,

Ewing Kauffman and General Omar Bradley. In fact, many of the club’s most iconic members are celebrated in perpetuity with an installation of sculptural busts in the hotel’s plush, inviting lobby. Remnants of the club’s storied history remain throughout the 15-floor hotel, from original tile flooring leading into the ballroom to the mainfloor coffee kiosk, repurposed from old wooden mailboxes. Pull up a stool at the sleek lobby bar and raise a glass to Kansas City’s alter ego, Paris of the Plains, where Prohibition proved to be merely an inconvenience. Provided there aren’t any private events happening during your visit, don’t miss a chance to see the building’s breathtaking architecture that’s been carefully updated to create a 20,000-square-foot portfolio of meeting and event spaces. atherine Moes marries the functional with the sculptural, creating a spectrum of ceramic home goods ranging from everyday bowls to

abstract art forms. Her work, regardless of use, speaks the same language and looks as though it would be at home in a desert wilderness or nestled into a coastal crag. Her coil pot series features vessels of various sizes with a surface pattern that she creates by pressing her finger—or a custom clay stamp—into the spiraling clay. The result is a beautifully textured carafe that is both useful and beautiful, inviting your gaze and your touch. Another recent piece, the Ring Pitcher, developed fortuitously from spare parts lying around the studio. The basic form of a ring joined to a folded clay sack is simple yet striking, and it has been lauded by Katherine’s followers. Several series in her collection are stocked and sold on her website and in retail stores across the country, as well as in London and Australia. Some pieces, however, are only available on commission, such as a threelegged, white porcelain bedside table that Katherine recently made for her husband. Partnerships are also forthcoming. In addition to experimenting with furniture this past year, Katherine collaborated with Untamed Supply, a KC candle company, creating small vessels to house their fine fragrance soy candles. @katherinemoes

Visits to each location prior to painting a scene are crucial to his process. Gary walks the landscape then sketches or photographs the desired view, which he uses as references when back in his studio to paint. Clients often commission him to paint their private property or a landscape that is personally meaningful to them. His paintings vary in size, but most are large enough to impact a space while still being easy to handle. “Gary is a national success who happens to be a talented Missouri painter and a strong impressionist, which is exactly what I was looking for when I first met him ten years ago,” Paul says. ome lakes get all the attention. Lotawana, Tapawingo and Weatherby are a few popular residential recreational lakes in the Kansas City area. But just 10 minutes south of Lee’s Summit, there’s Lake Winnebago—which has maintained its best-kept-secret status since the 1960s. And now, a new expansion offers more people the chance at a “laker” lifestyle so close to Kansas City. “Lake Winnebago has been kind of a hidden jewel,” resident James Asher says. “Over 90 percent of the residents live here full time. From the very beginning, there were size restrictions; people had to build family homes instead of small, weekender cabins.” Resident Brenton Bell adds, “We hear so many people say, ‘I didn’t even know this place was out here.’” James and Brenton are both members of Bill McCoy’s real estate team. Bill is the exclusive agent for the expansion, having worked with developer Randy Spalding on the development of more than 300 lots. And like James and Brenton, Bill is a long-time Lake Winnebago resident. For them and others at this lake, the family ties run deep.

Originally excavated as a private lake in 1962, Lake Winnebago has a welcoming “Mayberry” quality, as Bill puts it. “Everyone is active and wants to be outside or on the water. It’s not a place where you drive in and close the garage door behind you,” Bill says. Fellow resident and ski club president Megan Bechtold adds, “Many of our neighbors have become like family to us. We wanted to raise our kids in an outdoorsy, friendly and community-oriented neighborhood with a lake. Thankfully, we found Lake Winnebago, and it checks all the boxes!” For Randy, this sense of well-established community was important to carry over to the new expansion, though he still wanted to ensure generous separation between homes for a feeling of woodsy seclusion. It wasn’t about getting in

as many lots as possible but about creating a desirable plan for the families living here. Randy first purchased the new area in the early 2000s, pulling it out of a long-running bankruptcy case with a previous owner. But progress was slow. There was the 2008 recession, plus the highly technical nature of a project that included building a new dam and spillway. The wheels continued to turn, though, as Randy worked with the Lake Winnebago city council and homeowners association to carefully plan the expansion. In 2016, the community voted with an overwhelming majority to break ground on the dam, and the expansion took off. There was immediate interest in the new lots released in the spring of 2018, even as those lots backed up to a giant hole waiting to be filled with new lake water. Fortune fell with a big rain that October, which nearly filled the new side of the lake in one weekend. By spring 2020, the new dam was finished and the old one dismantled. Now, more than 400 acres of water stretch out across the community for neighbors new and old to enjoy. Residents regularly boat to the Arrowhead Yacht Club restaurant, where that Mayberry feel becomes more of a resort vibe as they enjoy meals overlooking the lake. In addition to the ski club, known as the Lake Winnebago Wizards, there’s the sailing and garden clubs, a horse barn for the saddle club, and many other groups for residents to join.

The breezy clubhouse patio is a regular gathering spot for community events. You name it, there’s a Lake Winnebago club for that—from skiing and sailing to golfing and gardening and many more.

“The clubs provide an opportunity for people with similar hobbies to get together and enjoy them with friends,” Megan says. “Our Ski Club is very active, with over 100 members of all ages, skill levels and specialties. Our big events include an annual 4th of July ski show and also learn-to-ski events for beginners.” Even more active options are currently being considered for the expansion’s amenities area. These may include a pool, walking trails, and greenspace areas—all contributing to that laidback, outdoor lifestyle. The families lucky enough to live here usually stay here. “Most homeowners want a place to raise their families or to bring grandkids back to spend time together,” James says. “There are many families that have multiple generations living here.”

Most of the time, the homes on the original north side don’t even go up for sale. There’s always someone who knows someone who’ll jump at the chance to live at Lake Winnebago. On the new south side, the lots are about 65 percent sold. They’re divided into three options: Tier I lake frontage with private docks ($1.5m+); Tier II with access to boat slips at the community dock ($700k+); and Tier III with access to water via the community boat ramp ($600k+). Lake Winnebago is perhaps more well-known now than it’s ever been, but tucked into the surrounding green hills, it will always feel a little hidden away—a lifestyle much different than a typical suburb. As Brenton puts it, “Once you live here, it’s really hard to think about living anywhere else.”

For large cellars, a wine cooling system is especially helpful. In an active storage area, a mechanical device typically maintains the temperature at about 55 degrees Fahrenheit. For passive cellaring, the wine room temperature naturally shifts with changing seasons. Adding appropriate insulation can help stabilize the temperature while providing a good vapor barrier. Most wine should store well in any area of the house as long as it is away from direct sunlight. In some cases, installing a dedicated humidifier is necessary to produce the freshest wines, at humidity levels between 70 and 80 percent.

­ On the lower level of this Prairie Village home (seen right), a fully equipped entertainment area draws the homeowners down to enjoy a colorful seating area, bar and wine room. A floor-to-ceiling glass door seals off 350 bottles of wine. “The location of this basement wine room needed to be close to the dedicated cooling unit,” explains interior designer Marci Knoff. “We used a shower glass system with weather stripping to keep cold air in.”

This is probably the tenth wine room Marci has designed in the last 10 years. “It’s now a component of half the projects I’m involved with,” she says. A wine consultant hired by the homeowners created an initial design for this compact storage space, then Marci reviewed her clients’ individual needs before choosing cabinetry, lighting and door design. She selected ceramic tile for the floor, along with a quartz countertop and backsplash for easy care, and plenty of lighting to read the labels. Wood cabinetry gives it a more traditional setting.

level entertainment area, which includes a golf simulator/theater, two custom ping-pong tables, a bar and a walkout patio. “Because I wanted to be able to find a bottle that looked good to guests, I didn’t want it hidden away somewhere,” says the homeowner. “I love to be able to care for people when they come over to visit, so I like to have a variety of wine offerings.” Hidden in a corner, an individual cooling unit maintains a constant temperature of 55 degrees. The room’s location is tucked into the earth, which assists in maintaining an even temperature. In addition, the entire house has good air conditioning and humidity control. “All of us need things in life to provide a respite from the pace of the world, a reminder to slow down a little bit,” the homeowner notes. “Wine is a visual and a lifestyle reminder for me to keep things in perspective. There’s something quieting and calming about taking the time to have a glass of wine.” The vertical supports were laser-measured and hand-screwed in place. “When you step away, you only see wine,” the homeowner says.

Rather than tear out the original pecky cypress paneling in the living room, they updated it. Stripping off the ambered varnish and applying a white, pickled finish made it fresh and new and allowed them to “appreciate the pecky.”

Bruce expanded the former galley kitchen to include a large butcher block topped island and back counter, as well as an updated butler’s pantry in the back hall. Operable windows allow a natural breeze to blow through, and a back door gives the couple—and their two dogs, a beloved Rottweiler and a Whippet—easy access to the backyard.

The dining area was once a formal living room, off-limits to the children when Bruce was growing up in the house. It now welcomes all to its glass-topped, salvaged-door base table for family meals. “That table was 15 years in the making,” adds Bruce, who had to wait for his own kids to grow up to complete this custom project. 66 | mydesignkc.com | Fall 2021

T

he only home Bruce Wendlandt knew as a child was a white ranch house built in 1958 on a quiet street in Leawood. His artist mother, Helen, lived in the house until her passing in 2018. He and his two siblings divided their mother’s paintings three ways but were less certain about what they would do with the house. Bruce, an architect, showed the house to some professional contacts, who asked how he would redesign the dated interior. The job was bigger than they were interested in pursuing. And that’s when he remembered a suggestion his wife, Francie, had made: the two of them could sell the Cape Cod in Prairie Village where they’d raised their five children and move into the now-empty house. For the next 10 or so months, Bruce and his general contractor, Dave Wood, overhauled the floor plan, opening it up in places to modernize it.

The Wendlandts hired landscape architect Jeffrey Preuss to design the conceptual landscape plan, including the berm, improved drainage along the back fence, and a limestone pillar-lined front walkway.

An original Stickley from Bruce’s great-grandparents’ dry goods store in Traverse City, Michigan, is at home in the light-filled guest room. The table is one of the first pieces Francie acquired after graduating from nursing school. The sunflower oil painting hanging above is one of Helen’s early pieces, and goes nicely with the sunny yellow Thibaut wallpaper peeking out from the bathroom.

Francie, a cardiac nurse, acted as interior designer. Bruce says their approach was “keeping the best of the good stuff then making other stuff better.” He converted the primary bedroom into a suite by adding a walk-in closet and bathroom. “Then we changed this front living room. Growing up, it was the room you don’t go into, ‘Don’t get it dirty, don’t …’ It never got used,” Bruce explains. The space is now a formal dining room with a contemporary glass-topped table paired with an antique hutch and buffet. Bruce says it’s also where he added a feature that was the “biggest bang for the buck” in the remodel: a frosted glass sliding door between the dining room and the living room. When the door is open, there’s a feeling of connection from the front of the house to the back, as well as between the inside and outside. “You wouldn’t think this is such a big deal, but it’s amazing what it did,” Bruce says.

Transitions also became a theme in the decorating decisions Francie made—perhaps unintentionally appropriate for the metamorphosis the house was undergoing as it aesthetically shifted from mother to son. In fact, after many evenings of scrolling through design sites, Francie figured out that the look she kept going back to was actually called transitional. “That mix of some contemporary stuff with older pieces or maybe even antique furniture,” she says. Her mother-in-law’s art features prominently alongside prints and other pieces the couple has collected. Though Bruce made many changes in the process of the redesign, he also really appreciated a choice his mother had made years ago. In 2010, a couple of years after Bruce’s father died, the house was badly in need of repainting. “I told Mom there’s no way we’re putting paint on that board and batten siding. It needs to be replaced,” Bruce recalls. He wanted to update to shingle siding or horizontal lap siding. His mother stood firm. “No,” she told him, “I want it exactly like when your father was alive.” So, they ordered all new Hardie Board board and batten siding to replace the old.

Bruce says, “I’m so glad she pushed that decision, because I so love the board and batten now, just the clean crispness of it.” Francie made decisions with a mother’s eye of her own; she wanted the house to be the place their children still wanted to be. “Everybody hangs out in the kitchen. Even when you shush them to another room, they come back,” she says. The couple also elected to replace the bookshelves that had flanked the brick fireplace with windows to further open the space—which the couple especially appreciated since the house is under 2,200 square feet. “A smaller home can be just as exciting,” Bruce says. “The key thing, if you look around, is how does it open up? What is the proper space planning so that it flows well and works well? You can have a smaller structure, and, if it’s laid out properly, it lives large, and that’s the goal.”  architechnique.com  Resources on page 98

he empty nesters were facing a conundrum: They wanted to downsize from their Leawood home, but this husband and wife also loved to throw parties. Big parties. After five years of searching, they found a southeast-facing condo overlooking the Country Club Plaza, ripe with potential for entertaining— whether for dozens of guests at a time or for a client meeting with the husband, a top executive at a private company. The existing floor plan was less than ideal, however. Limited kitchen counters and storage space were not going to cut it, and the bathrooms— well, they were humdrum. Not anymore.

Certified kitchen designer Elizabeth Rishel of Orion Design reworked every wall but one to create spaces that are not only sleek, modern and elegant, but also so functional that the owners were able to feed and entertain 110 guests for their daughter’s wedding in the sun-drenched unit. Moving walls and plumbing is an often dicey affair in condominium buildings, as you can never fully rely on the accuracy of blueprints. Nevertheless, with the sleight of hand befitting a magician shuffling cups in a shell game, Elizabeth moved rooms with dramatic effect. “The space had an immense amount of promise, but it was very broken up and didn’t take advantage of the assets, like the views,” she says. “So we really did change the entire layout. It was quite dramatic.”

The owners’ style requests were nuanced: they wanted the space to feel midcentury, yet eclectic, like their art collection. “Not midcentury modern,” the wife stresses, ”just midcentury.” The kitchen is the centerpiece, comprising a wall lined with gleaming champagne-colored cabinets and luxury appliances, fronted by a large walnut-paneled island with a white waterfall quartzite countertop. A Wolf range top has been customized with high-BTU gas burners and an induction cooktop that, much to the owners’ surprise, boils water in under a minute. A large SmartStation sink in the island has two brass gooseneck faucets and several sliding boards for chopping and dish drying. They can be removed during parties, when the sink is used as an ice basin. A fullsize Sub-Zero refrigerator and matching freezer are faced with walnut to match the island. “A common thread with modern and midcentury is authenticity in material,” Elizabeth says. “Having that beautiful natural wood be a focal point on that wall—it really warmed things up and gave the kitchen texture.” The wife’s favorite feature is adjacent to the kitchen: a walk-in pantry that serves as a staging area for caterers and a place for baking her specialty— carrot cakes. (Don’t ask for the recipe, she says. It’s a family secret.) The galley-style bathroom off the couples’ bedroom uses similar materials to those in the kitchen, though it eschews subtlety with its bold, eye-catching floor. Black, gray, and white marble tiles have been laid in an intricate pattern that lends the room a graphic punch. A pair of matching vanities have the same champagne cabinets as the kitchen but with black quartzite tops. The room screams luxury, though the homeowner does point out that the anti-fog, memory touch LED mirrors are from Amazon and were quite reasonably priced. or husband-and-wife team Bruce and Toni Rieke, owners of B.L. Rieke Custom Homes, design starts with a feeling. At The Captiva, their award-winning model home at Timber Rock in Lenexa, the desired feeling was a sense of arrival. Inspired by a family trip to Fort Myers, Florida, Toni brought home the idea for cool coastal colors, soft textures and comfort in everything. “We want this house to feel restful and like a relaxing vacation at home—a place you love and enjoy, where you let go and feel comfortable,” Toni says. Warm, rustic touches, including the company’s signature timbers and stonework, provide balance. “The western look is in our wheelhouse; we’ll always stay true to that,” Bruce says. While soothing overall, the interiors are imbued with subtle design

details. Shiplap boards and driftwood decor can be found throughout. The couple also credits a collection of talented subcontractors—from the masons and trim carpenters to the iron and lighting artists—for bringing their best work to the project. “We like to touch every part of the house with something of interest, but it’s still soft,” Toni says. “There are places to wow, but there’s not so much going on that the brain can’t catch up because it’s overstimulated.” The floor plan supports a leisurely lifestyle, with an open living, dining, and kitchen space upstairs and more recreational space on the lower level—including an extensive bar, an electric fireplace, and differentiated areas to lounge and play. More privately, the primary suite promises rejuvenation in a spacious bathroom accentuated with a soaker tub against a tiled accent wall. Fall 2021 | mydesignkc.com | 77

The walkout lower level includes two private suites and open living space for varied activities. Three-dimensional tile and custom iron shelves form a focal point for the space.

And if work must get done at home, a quiet, light-filled office/flex space is set aside up front. The floor plan is designed efficiently for daily needs, from the four-car epoxy-floor garage to the intentional flow of the mudroom, drop zone, pantry and laundry all in one back hall. The nearby kitchen meets all the demands for cooking while stylistically elevating itself with a mix of stained and painted cabinets and quartz backsplash and countertops. Yet the decorative finishes are almost secondary to the outdoor views that provide both connection with and access to nature. To this end, more “rooms” exist on the outside of the house. A step away from the lower level is the lanai, where swinging chairs hang from the ceiling on a cool patio and, above it, a deck is accessible from the main level at tree-top height. “It feels like you’re in Colorado when you’re here,” Toni adds. Bruce was responsible for that. As the community’s developer, he helped preserve decades-old native species and even some 200-year-old oaks in the rocky basin below. The Arbor Day Foundation, which previously owned the land, released 99 acres for development, requesting proposals from a handful of developers. Bruce simply shared his 80 | mydesignkc.com | Fall 2021

vision of molding the streets to the terrain, playing to the ridges and hugging houses along the valley. “There was no dog-and-pony show; we just talked about my vision to keep the trees,” Bruce says. “I wanted the size of the lots to be an opportunity to save the trees, versus smaller lots where you have to clear most of them.” That appealed to all parties, including future residents, who now have a truly unique environment in a new development. Bruce also intuited that he’d need to allocate enough funds for professional landscaping to smooth the transition between the natural and built environments. He hired landscape architect John Constant, owner of EPIC Landscape Productions, to create the multiple layers and nuances that define this parcel of land, from the public entry and clubhouse to The Captiva’s private property. “Landscaping makes the difference in the feeling of an escape,” John says. He leaned into the natural, forested edge of the property line with the addition of terraced stone steps that lead down to a boulder-encircled fire pit and a separate wooden swing for two. The front yard—former pasture land—was more of a blank slate, which John sculpted with several sizable planted berms, anchoring

a carved-boulder seat in one and showcasing a stone monument with custom lighting in another. “Scale and proportion are the most important design principles,” John explains. “A lot this large needs something that wows. If you screw it up, it feels empty.” He also created a continuity of curves across the front facade, starting from a curvilinear mix of materials in the driveway and the walkway to the front entry then visually fading out around the house with a 12-inch-high terrace wall. Both outside and inside, The Captiva has all the hallmarks of a true getaway. Moreover, the whole community mentality is one of gathering and enjoyment. “It’s like you’re living in a resort community. Residents drive their golf carts around, and there’s something happening every night. I’ve never seen a neighborhood that’s so active,” Bruce muses. Just like any good family vacation, The Captiva is memorable. “We created our own storybook,” Bruce says, as he reiterates the home’s greatest hits. “The swings, the bench, the monument, the beams— these are things people remember. This house will come back to me in conversations five to 10 years from now, it’s that good.”

ome say you can tell a good team by their “burstiness,” or ability to interrupt each other and share creative ideas. Interior designer Mark Sudermann and his client Grace Thompson are both too polite to

interrupt, but while discussing her recently completed home renovation, their

natural rapport and happy chatter indicate a comfortable collaboration. It took Grace several tries to find the right designer for the job until she and her husband, Jeff, walked into Mark’s shop, SID & Company in the antique district at 45th and State Line Road. While shopping there, Grace talked with Mark about their ongoing kitchen renovation, which was overwhelming her with all of the decision-making and project management. Demolition was complete and Grace’s brother, an architect, had drawn a floor plan—but more design help was needed. “Mark sat down with us that day and sketched a few things. It was a miracle . . . I hired him on the spot,” Grace recalls. In the five years since, the Thompsons have worked with Mark on two different phases of renovations and are already dreaming of what phase three will entail. Grace is a self-proclaimed Southern girl (“once a Texan always a Texan”) who loves color, fine art and France. The Thompsons’ home has a feminine flair and is filled with patterns, antiques and paintings. While Mark says Grace’s love of color is what made this project fun, it needed discipline. “There were a lot of oranges and terra cottas—it was beautiful—but we wanted a bit of a change,” Grace says, “and now you see the color so much more because of the nice, neutral background.” In the primary bedroom, for instance, the walls and trim are white, so the raspberry-colored drapery, minty-green area rug and table lamps, and lavender velvet swivel chair provide cheerful accents without drowning the space in color. And while Mark is certainly not a minimalist, he claims, “I’m not a maximalist; I like to edit. It’s a little bit of Coco Chanel—get dressed and then take one piece off.”

While the editing may sometimes occur together as a team, other times Mark is working behind the scenes, perhaps looking at dozens of chairs before he finds the three or four that he presents to a client. “I’m here to shrink your universe,” Mark says. Each year, Mark visits the High Point Market to scout out quality design, test-sit chairs and sofas, and find lines to sell in his retail shop. All this furniture research, coupled with his decades of residential interior design experience, makes him an expert with scale and proportion, which is where an amateur or do-it-yourselfer often makes mistakes. One of Grace’s top priorities for the primary bedroom remodel was to add a place to sit. By changing the orientation of the bed and getting a smaller bed frame, Mark was able to add a small seating area at the foot of the bed. Grace hadn’t thought it was possible, but with appropriately scaled furniture, it not only works but has become a favorite sitting spot in the home.

The sofa in the seating area is one that Mark carries in his shop. “It is hard to specify a sofa sight unseen; a lot of clients want to sit in it,” Mark says. For that reason, the shop has four or five sofas that have the same skeleton but can be customized—overall length, seat depth, seat height, arms, back and cushion firmness. They are made to order and tailored for the application. Using properly sized furniture is fundamental in making spaces work functionally, but giving spaces personality is an entirely different skill. Mark loves incorporating the client’s personal artifacts to enrich the design. His process often involves looking at the client’s existing furniture, artwork and accessories and organizing them into the ABC piles. “The A has to stay, the B can be somewhere, and the C can go to the dumpster,” Mark explains. While Mark’s shop sells all things home décor, he really doesn’t touch fine art. He typically refers new collectors to a local art gallery to get started, but Grace’s art collection has been acquired

gradually, often while traveling, over many years. Her personally curated collection imbues the space with additional layers of her character: feminine, colorful and refined. Her living room features a large Tom Corbin painting that she describes as “Twin Peaks meets the Sound of Music.” “It’s a little weird, but I like it,” she says with a smile. Want one piece of advice from this team? Whether buying fine art, furniture or antiques, avoid trends and buy what speaks to you. “Good design has longevity and therefore more value. If you think it’s beautiful, you’re going to love it for a long time,” Mark says. “If you buy what you truly love, it always finds a home,” Grace concludes. And what better place to invest in than your home, the place you go to recharge, spend time with loved ones, and entertain your family and friends?

A

home renovation can often be just as focused on function as it is on form. After all, it doesn’t matter how eyecatching a space is if it’s not usable.

Lisa Schmitz, principal of Lisa Schmitz Interior Design, and senior designer Kristyn Iman protected that balance between polish and practicality at the home of a Prairie Village-based client for seven years, where they’ve gradually updated spaces to introduce openness, natural light and connectivity. The client’s latest project: a complete refresh of the backyard. What was originally envisioned as a smallerscale outdoor update quickly morphed into a more extensive renovation of the space— approximately 2,500 square feet total. For this technical aspect, Lisa tapped Kara Bouillette, Dan Brown and Jacob Littrell, cofounders of architectural firm SixTwentyOne. “Their vision exceeded what we or the client expected,” Lisa says. As the project progressed, the team kept uncovering opportunities to make the spaces better. “The outdoor project started as a deck remodel,” Dan says. “There were smaller, disparate spaces that created these small pockets of hard-to-use space. The client wanted someone to come out and reimagine how the spaces could work better together while also providing additional functionality, such as covered space to help decrease some of the area’s direct sun exposure.” The redesign offers a number of individual spaces for dining, sitting by the fire, relaxing with a cocktail, or watching the grandkids play

on the sport court, yet, as Dan explains, “even though those spaces have individual uses, they’re all connected to each other. We spent a lot of time sitting and standing to make sure we could see each other. The client wanted that connection maintained.” That feeling of connection extends inside the home, too, minimizing the typical barriers between indoors and out. “We paid attention to the views inside because there’s so much glass,” Lisa says. “In the great room, you can look through the windows into the new outdoor lounge space. You can also stand at one end of the house and look out of the windows at the other end.” The interplay among spaces guided purposeful updates to some of the home’s key interior spaces, building upon previous work to create an even more inviting final result. The thoughtful reimagination focused on the client’s office, where the husband immerses himself in a beloved pastime: stamp collecting. The exterior views from this room were of particular importance—given how much time the client spends in this part of the house. Kara also spent “a lot of time” sitting at the client’s desk, absorbing the view through too-small windows and an inconveniently placed tree. She identified ways to make it better, including a larger picture window. The more airy, light-filled canvas compelled Lisa and Kristyn to incorporate streamlined custom cabinets designed to conceal the client’s supplies and collections. Slender metal floating shelves and strategically placed lighting add function without detracting from the view. The project also included the redesign of a small interior lounge, whose size constraints made the room unappealing for anything other than


The simplicity of this design took many hours of consideration to frame the ideal view while maintaining the room’s functionality. Sight lines give the owners a perfectly engineered perspective of a covered seating area surrounded by raised planters and topped by a sedum roof.

brief use, as well as a rarely used exercise room, which was mostly closed off from the house—a feeling of disconnection that was exacerbated by the room’s floor, built at a lower level than the surrounding rooms. Elevating the floor and combining that with the lounge created a larger, more open gathering space with fluid access to the deck. Numerous large windows were installed to help diminish the barrier between outside and in. Collectively, the project brought new energy, function and delight into an already lovely home. And for SixTwentyOne—which celebrated its two-year business anniversary in June—the result embodies their approach and commitment to clients. “One of our founding ideals is to prioritize balance and avoid excess,” Dan says. “If you look at this project, nothing is without purpose. There’s nothing you can take away without affecting the overall function of the space. Every part of this project is uniquely programmed so that they’re cohesive yet also special in their own right.”

A mix of textures and materials (along with strategic pops of color) helps highlight the versatility of this completely updated outdoor space, which is equipped for everything from cocktail hour and al fresco dining to watch parties and DIY s’mores.

fter remodeling and updating their Kansas City, Missouri, home, located just east of State Line Road, Elaine and Aaron Clemons set their sights on creating a backyard space for their family to relax and enjoy life at home. First up was adding a swimming pool. One of Aaron’s former employees told him about Total Habitat, a company that builds natural pools. Also called a swimming pond, it invites nature in and looks like part of the landscape for an all-natural, chlorinefree swimming experience that’s a low-maintenance alternative to a traditional pool.

Aaron and Elaine worked with Total Habitat’s owner, Mick Hilleary, to design the pool using concrete so that it can be converted to a traditional swimming pool in the future if desired. It features an underwater wooden wall, step-in pebble beach, and a central swimming area. Filtered naturally using a built-in biological filtration system, natural swimming pools are self-cleaning pools that combine swimming areas and water gardens, including lily pads, rocks and plants—even fish. Ten to 12 goldfish are part of Aaron and Elaine’s eco-friendly pool.

“Fish are essential to the ecosystem. When we swim, the fish are one with us,” Elaine says with a smile. “We’ve even had ducks land in the pond, and frogs are pretty common,” Aaron adds. Natural pools typically look more like ponds than traditional pools and are usually constructed of natural materials like boulders, decorative gravel and water plants. Though they may look natural, they feature extensive built-in plumbing systems that are constantly circulating water down through the biological filter then back up to the surface to collect oxygen. “There are 17 jets to keep the water moving, plus a UV sterilizer to take care of any germs and control the algae. It really only requires a good cleaning in the spring and then it’s much less maintenance than a traditional pool,” Aaron explains. There is a rainwater collection tank in the side yard that feeds the pool and sprinkler systems. “We enjoy the pool during all four seasons. It will freeze over in the winter. It’s beautiful year-round. We never have to close it up like a conventional pool,” Aaron says. They enlisted architect Chris Fein of FORWARD Design | Architecture, who had helped them with the interior remodel, to tie the pool in with the house. The goal was to create an extension of the house for indoor/outdoor living and also serve as a focal point from the house. “This was a fun and interesting project,” Chris says. “I jumped at the opportunity to work with

Mick, the pool designer, and the Clemonses were wonderful, so I was excited to work with them again. The project scope included a covered pavilion with a shower and dressing room, outdoor kitchen, shaded living area and mechanical systems. But the structure could not exceed 200 square feet, per city regulations, so Chris developed the project as a pergola with small enclosed areas that would meet the city’s square footage limit. integrated with the main house itself, connecting the two spaces. This also allowed for the creation of separate outdoor lounge areas. “I was worried we would not be able to make it as modern in style as what they envisioned, but we ended up with a hybrid of modern and traditional,” Chris says. “My methodology is to celebrate the negatives and solve complex issues with design. I try to listen to what the client wants, take the constraints, and turn them into a design accent. It’s a relatively small backyard but we were able to fit everything in.” Considering the unconventional nature of the pool aspect, the project progressed smoothly on all fronts and gave the Clemonses the refreshing outlet they wanted. “We are so pleased with the results; I love it,” Elaine says. “It’s been great to have while staying home more this past year. S A N C T U A R Y Pure Blue Luxury Pools and Outdoor Living (formerly Rock and Wall Landscape) designed and built the “spool”—a pool the size of a spa— with submerged ledge and circulating waterfall in 2016, along with a fire pit, fireplace and outdoor cooking station. ulie Heise had practiced anesthesiology for 27 years when she traded in her epidural and nerve block needles for acupuncture needles. She used to come home to this lush backyard to decompress from stress-filled days at the hospital when she began to envision a different lifestyle for herself—one of a slower, more connected nature, creating health and wellness for clients rather than treating illness. Using her home in this way wasn’t something Julie ever planned, but she’s fully enjoying the evolution. “It all happened organically, and I love it,” Julie says. “I don’t feel like I’m working because it’s play time.”
