Beaconsfield, the leafy Buckinghamshire market town that Londoners are going crazy for right now.

Crazy in a good way?
Definitely. Beaconsfield has always welcomed space-seeking affluent London commuters, but reports this week from the estate agency Hamptons show that nearly half of all buyers are escapees from the city. If Beaconsfield were the 34th London borough, it would be the third most expensive after Kensington and Chelsea and Westminster.

Why?
The magic mix of excellent schools including state grammars, great transport links and a well-equipped high street. The living is easy for its well-heeled residents, who include Tess Daly and Vernon Kay. Chelsea tractors are rampant yet the town is relatively low-key. More families-in-Barbours than fashionistas-in-Burberry.
